Ulwe is a growing township in the Navi Mumbai development of Mumbai. The whole township is fully planned and made to ensure that it rivals the best planned cities.



Navi Mumbai has been created on the basis of this ideology. After Vashi, it is cited to be the best planned township to be based out of. The metro project has made the township well connected to the rest of the city. There has been a proposal for the construction of an airport which has heightened the prices of the land in Ulwe.


Facilities Available


There are many novel ideas that are being implemented in the area. Reliance Industries have acquired large parcels of land which they propose to use in order to start big residential and commercial activities. There is a well-furnished sports complex where games like football, hockey and badminton can be played in the outdoor grounds and courts. There is also an indoor stadium and swimming pool for those who like to indulge themselves. Most of the land was acquired from the villagers by CIDCO for the development purposes.


Speculations on the Prices


The reason why the prices of the Ulwe and adjoining areas went high was because there was talk of setting up Navi Mumbai International Airport in Ulwe. Additionally, there was also talk of setting up a Special Economic Zone. The actual developments have happened in the residential projects, but most of the price hike has happened as a result of the rumors of government’s development activities. However

Environmental Concerns


The land is very rich in biodiversity and has more than 300 hectares of mangrove forest. There are two rivers, Ulwe and Ghandi, running through it which make the land quite arable and provide for the water needs of the areas surrounding it. If the proposed Airport project comes into fruition, then there will be destruction of over 200 hectares of the mangroves

Real Estate Advantages


The advantages of the land are soon to be under threat from the very factors that have made it so popular among the investors. The virgin unadulterated air and the proximity to the ports make it a popular haunt for the families who propose to live there. The drawbacks are the lack of civic amenities. The best ways to commute are the personal vehicles and public transports are quite few and far between. Autos are quite unreliable but still the prices can go up to Rs.6810 per square foot if everything is sorted out.

There is a method, or system to handle it. Let me give you a few examples. One is right for you. Personally, I'd do all of them until I figured out how to properly work them.


No. 1 ? Call the people who have undone treatment. Yeah, imagine that! A FREE call! And guess what? You'll close a TON of treatment because of it. Additionally, it puts the responsibility squarely where it belongs (my opinion

No. 2 ? A first-class, hand-addressed letter. Yes, I am a fan of letters. Similar to the call, except, people don't usually screen mail with the same scrutiny that they may screen calls. Put together a basic letter reminding them of the importance of completing their treatment

This gives the sense that you truly care about them, as a person, and not just the money that you plan to get from them. This is also another aspect of building relationships with your patients.
